SELLER'S EXPECTATIONS
As a SELLER I want my agent to:

Have sufficient knowledge of the market to
help me establish the right initial pricing that will achieve my closing
requirements in terms of both a timely sale and money.

Provide me with a tangible marketing plan.

Provide me advice on prepping my home for
showing and sale.

Provide screening of buyers for security
and to minimize inconvenience to me by eliminating showings to unqualified
buyers.

Take my wants and needs into consideration
when scheduling showings.

Inspire and earn my confidence and trust.
-
Provide my property broad market exposure,
including but not limited to MLS, newspapers, internet, open houses and other
advertising.

Sell my property in a timely manner.
-
Sell my property at the best possible price
and terms for me.

Keep me informed with written marketing
progress reports delivered to me in a timely manner.

Keep all promises made to me.
-
Keep me informed in a timely manner as to
the transaction process once I have accepted an offer.

Provide guidance in selecting and
coordinating other professionals involved in the process.

Accomplish a closing on or before the
Closing Date set forth in the purchase agreement.

Be present at closing.
-
Shepherd the process through to closing in
a timely manner with the fewest number of last-minute surprises. In
general, simplify the process for me.

Be available after closing to handle or
field any Buyer questions or problems that arise.
-
Provide assistance in finding a new home or
qualified agent in another market.
-
Provide real value for the fees earned.
BUYER'S EXPECTATIONS
As a BUYER I want my agent to:

Understand my preferences, needs and
financial resources in order to pre-qualify and/or qualify to meet lender
requirements, to be shown neighborhoods and properties that meet my wants and
needs and that I can afford.

Be cognizant of my schedule and attempt to
accommodate it whenever possible.

Let me know what and when to expect during
the entire process of buying a home. Have accurate, up to date information on
the area including, but not limited to: schools, taxes, shopping, medical,
community, crime rates, churches, libraries, restaurants, day care, grocery
stores, recreations facilities and etc.

Keep all promises made to me.
-
Inspire and earn my confidence and trust.

Have accurate, complete and up to date
information on the house (including specifics as to construction quality,
survey, previous inspections, flood zone and specifics regarding appliances
and equipment.

Have comparative data on all houses in the
neighborhood.
-
Make sure I have been shown ALL the homes
that meet my criteria including FSBO, new construction and other unlisted
homes.

Guide me with the agent's opinion regarding
the value of the property in which I am interested.
-
Provide financing information and options.
-
Provide the names and contract information
for real estate inspectors, structural and pest control inspectors, attorneys,
moving companies and all other resources and counseling I may require.

Negotiate the best possible price and terms
for me.
-
Either handle or guide me through the
inspections and repairs process.
-
Either handle or recommend someone to
handle the interim property management if required.

Keep me informed of the transaction process
in a timely manner.

Shepherd the process through to closing in
a timely manner with the fastest number of last-minute surprises. In
general, simplify the process for me.

Provide me with contact information and
assistance with connecting and/or installing utilities, cable, alarm systems,
locksmith services and other move-in services I may need or want.

Accomplish a closing on or before the
Closing Date set forth in the purchase agreement.
-
Provide real value for the fees earned.
-
Keep in touch with me after the Closing and continue to assist with answers and
guidance.
